Registration of Sale deed / Lease Deed / Partnership Deed

What you need depends on which deed you are registering. Follow only the section that applies to you. 1. For a SALE DEED: The deed: sale agreement, the original sale deed, and the title deed. Identity and address: PAN card, Aadhaar card, voter ID, passport or driving licence — for both the seller and the buyer. The property: property tax receipts, NOC, encumbrance certificate, possession certificate. Other: power of attorney (if one applies), passport-size photographs, and an NOC from the bank if the property carries a loan. 2. For a LEASE DEED: The deed: the original lease agreement. Identity and address: proof of identity and address (Aadhaar, PAN and so on) for both the landlord and the tenant. The property: documents proving ownership of the property, and property tax receipts. Other: stamp paper, the registration fee, passport-size photographs of the tenant, and an NOC from the bank if the property carries a loan. 3. For a PARTNERSHIP DEED: The deed: the original signed partnership deed, signed by every partner. The partners: PAN card and address proof (Aadhaar, voter ID or driving licence) for every partner. The firm: proof of the firm's name and address (tenancy agreement, electricity bill). Other: the application (Form 1), an affidavit, and photographs of all the partners.
